The cottage sits within a beautiful yet tucked away position, elevated high above the harbour, affording it wonderful southerly views across the outer harbour and out to the sea beyond, as well as over the rooftops in-between.
The property is beautifully presented throughout and during our clients ownership they have carried out numerous excellent updating works, with the most recent having taken place in 2022, being the replacement of all of the windows with handmade multi paned hardwood units. Other more recent works have included the replacement of the kitchen with handmade wooden cabinetry and worktops and the insertion of a feature electric Aga. Open plan to the kitchen is the double aspect dining room, which enjoys views of the harbour and gardens and provides a great space in which to both eat or entertain, as there is easy access to the front gardens. The spacious L-shaped sitting room has three large windows, two of which are southerly facing and overlook the harbour. In one corner is a feature woodburner inset within an open fireplace. At the rear of the ground floor is a double bedroom which could alternatively provide space for a large office. The ground floor is completed by a shower room and utility room. The main gardens are located on the southerly side of the property and have been arranged as 3 stone paved terraces, all of which enjoy the wonderful southerly views. The higher terrace wraps around the cottage on two sides, with an area occupied by a hot tub located on the more south westerly side. There is a timber storage shed positioned on the western side. The two lower southerly terraces are connected via short flights of steps and provide an attractive area for BBQ's. Adjoining the property is a large area of mostly wooded land that is owned and protected by the National Trust. There are two routes of access, either via a flight of steps that leads up from The Warren below or down from the private parking space on Talland Hill, via a pathway through the National Trust land.
Polperro is an idyllic fishing village positioned on the south coast of Cornwall, just over 6 miles to the east of the Fowey River and 4 miles west of Looe. Its harbour is the focal point of the village and the surrounding streets are lined with picturesque colourwashed cottages and houses, many of which date back hundreds of years as the village has been a working fishing port since the 13th Century. Polperro is now protected by its status as a Conservation Area, and the harbour is designated as an Area of Outstanding Natural Beauty. The village is a very popular destination for tourism but there is a thriving year round community as there is a primary school, multiple restaurants, pubs and shops including a Post Office, bakery and a general store.
A relatively short walk east along the South West Coast Path brings you to the two picturesque coves of Talland Bay, located approximately midway between Polperro and Looe. The main beach is the more westerly of the two coves and is known as Talland Sand, where the excellent Talland Bay Beach Café is located on the edge of the beach. Rotterdam Beach is on the opposite side side, overlooked by St Tallanus Church and has the Smugglers Rest Café. This is generally the slightly quieter of the two beaches as there is a little less sand and access is via steps. Both beaches are dog friendly throughout the year. Just above and overlooking the beaches is the award winning Talland Bay Hotel, that offers a bar and both relaxed and fine dining options from its two excellent restaurants.
East and West Looe are positioned on either side of Looe Harbour, connected by a fine old bridge. This popular coastal town offers an excellent range of shops, good restaurants and pubs, as well as many picturesque streets of pretty fisherman’s cottages. The location is also perfect for those wanting access to sailing opportunities and there is a good quality golf course too.
