Set at the end of a long driveway, within 6 acres of grounds and just 2 miles from the magnificent beach at Portholland, Higher Polmenna is a very rare property and offering to the market. Positioned within gorgeous rolling countryside in the heart of the highly desirable Roseland Peninsula, this exceptional house has been tastefully extended and renovated throughout by the current owners, creating a property that simply must be viewed to be appreciated.
Stepping through the attractive pillared entrance into a large hallway, that is also used as a more formal occasional dining hall, certainly makes a very fine first impression. The adjacent generous sized drawing room, with its large inglenook fireplace and beamed ceiling is a particularly inviting and cosy place to be of an evening. The sitting room is located on the opposite side of the entrance and also has an attractive fireplace. A ground floor study and superb conservatory are also accessed from doors off the sitting room. The conservatory offers a lovely space to sit and relax, whilst soaking up the stunning far reaching views of the surrounding countryside. The sizeable kitchen is a superb room, with a feature central island and breakfast bar and oversized kitchen units creating a great sense of scale to the room. The day to day dining room is located just along the hall and there is also a utility room and WC located at the rear.
The first floor master bedroom suite is an exceptionally spacious room with an en suite bathroom with shower. Five further bedrooms, four being en suite and a family bathroom complete the first floor and combine to provide plenty of sleeping space and provisions for a large number of guests.
The elevated position of the property creates some delightful countryside views from many positions around the house and its gardens and grounds. The gardens surround the house and are mostly made up of well maintained and attractive lawns, with a large gravelled area also at the rear of the house. On the more southerly westerly side of the gardens is the heated outdoor swimming pool, which offers a wonderful place to relax and unwind, whilst taking in the sunshine and also some lovely views too.
Beyond the gardens, the land is arranged into two large fields, sitting on the easterly and westerly sides of the property. The fields combine with a recently refurbished barn / outbuilding, that is set within the large courtyard area above the house, to provide excellent facilities for those with equestrian pursuits in mind. On the opposite side of the courtyard is a large dilapidated building that offers great potential for a multitude of uses.
