Exceptional 5 bedroom farmhouse enjoying views of the Camel Estuary and surrounding countryside. This magnificent detached former farmhouse offers extensive contemporary accommodation of the utmost quality and exemplary style throughout. Craftsmanship and attention to detail are the signature of the refurbishment works, with much of the beautiful original character details of the house being accentuated and further complimented by stylish modern contemporary finishes and new bespoke features such as its magnificent staircase and matching internal doors.

Standing on the southerly banks of the idyllic Camel Estuary, enjoying views of the estuary and particularly delightful views of the surrounding farmland and mile upon mile of rolling countryside beyond, the house enjoys a wonderful tucked away and peaceful location, positioned at the end of a long driveway. The farmhouse also enjoys a great sense of privacy created by attractive high stone walled boundaries, screening it from its attractive neighbouring property that is a conversion of the former stone barns from the days when it all combined as a working farm, which it longer is.

You are welcomed in to the house by an impressive oak framed and glazed entrance hall, with a short flight of steps that descend to the inner hallway. This in-turn leads on to the vast open plan kitchen / dining living room, passing the walk-in cloak room, ground floor WC and utility along the way. The kitchen / living room is an incredibly stylish and impressive room, measuring circa 28’ x 27’ and offering a wonderfully inviting and impressive open plan space due to its sociable, yet still cosy layout. The designers skilful eye for detail is what really makes this fabulous room stand out, as is their ability to create so many stylish features from the original structure of the building, such as exposed stone walls, open beamed ceilings, a repurposed slate salter creating a surround for the wood burner and the repurposing of some of the floor boards to create decorative features. A separate hidden back kitchen offers the ability to hide away much of the day to day elements of the kitchen, ideal for when you are having guests or a party. Two sets of sliding doors open on to a large outside terrace, from where some lovely views can be enjoyed. The ground floor is completed by a large westerly facing 33’ reception room with fireplaces and wood burners at opposing ends and a door opening to the gardens.

The first floor has a large landing, with a feature glazed balustrade and access to each of the 5 double bedroom suites. Each bedroom has its own individual style and features that includes vaulted ceilings, A-frame ceiling beams, exposed stone feature walls and fireplaces. Each bath/shower room has its own identity, created using stylish tiles and high quality sanitary ware. The master bedroom has a dressing room and sliding doors that open on to a large balcony that has stunning views of the Camel Estuary and Padstow in the distance.

Location

St Breock is a picturesque rural parish located approximately 2 miles to the west of the popular town of Wadebridge and, as the crow flies, just 3 miles upstream from renowned and harbour-side town of Padstow. There is an excellent hidden gem of a pub within easy walking distance of Carhart Farmhouse, The Quarryman Inn. The Camel Trail cycle path is also easily accessible, which provides a scenic walk or cycle to both Padstow and Wadebridge, as well as the wider locations which the trail leads to of Nanstallon, Helland Bridge, St Breward and Bodmin, that are all further up the Camel Valley. Set on opposing shores of the Camel Estuary, Padstow and Rock offer many of the county’s most highly sought-after beaches. Both locations also offer amazing gastronomic delights, with Rick Stein and Paul Ainsworth each having restaurants in Padstow and Ainsworth also having the Mariners pub in Rock too. Wadebridge offers an excellent range of boutique shops, good restaurants, supermarkets as well as a multi-screened cinema. The town also boasts a sports centre with swimming pool, a bowls club and outdoor tennis courts.

There are world class golf courses located at Trevose near Padstow and St Enodoc at Rock. Fowey is a haven for keen sailors, offering day sailing along the beautiful South Cornish Coast.
