A very spacious 3 bedroom detached dormer bungalow located on the western side of Trevone, within the peaceful setting of Dobbin Lane, enjoying some delightful sea views from numerous areas and rooms. This attractive property has been tastefully extended and modernised by the current owners and it now provides both balanced and exceptionally well presented accommodation throughout.

The first impressions of the property are excellent as a feature arched solid wood entrance door, with glazed side panels opens into the entrance porch with its slate tiled floor. From here, a further glazed door opens into a wide central hallway with a continuation of the attractive slate tiled flooring, doors accessing all of the ground floor rooms and a turning staircase rising to the large first floor sitting room. The very spacious kitchen dining room is located via a glazed door, with views across the rear gardens immediately apparent from the French Doors of the dining area. The dining area has exposed floorboards and the kitchen area enjoys pleasant sea and headland views from the kitchen window over the sink. The kitchen is fitted with an attractive range of gloss, off-white finished units, with woodblock worktops and the contrasting dark slate tiled flooring from the hallway is continued in the kitchen. There are also spaces for white goods and a range cooker and there is recessed LED lighting throughout the room. A door to the side of the kitchen opens out to a large patio area, that also enjoys sea views.

There are three bedrooms with the spacious principal bedroom located on the seaward side and there is also an excellent en suite shower room. The two additional bedrooms are located on the front side of the property and they both feature characterful bay windows that flood the rooms with natural light. There is a further family bathroom, fitted with an attractive white suite to service the other two bedrooms. There is an electric shower over the bath.

The spacious first floor lounge is the feature room of the property as it enjoys excellent sea views across the bay and the adjacent headland from a central apexed window fitted with French doors and a lean-over glazed and stainless steel balcony. The room has a T-shaped layout providing a wide floor area and flexibility to position furniture in different layouts if required. There is also considerable eaves cupboard storage positioned around the outside of the room.

OUTSIDE

To the front is a large gravelled parking area that provides space for several cars. There is also access to the spacious detached single garage. A pedestrian gate leads between the garage and the rear of the property. The rear garden area is arranged into 4 main areas, the first being the good-sized lawn. The second is a full width patio that wraps around the property, with its main area being the large rear terrace that is located immediately behind the garage and which also enjoys some pleasant sea views. The third area is a mature planted area on the western side, separated from the lawn by feature timber sleepers. The fourth is located on the eastern side and is laid with beach pebbles. At the end of the garden is a very useful detached summer house / studio that has two rooflight windows, bifold glazed doors to the front, and electricity.

LOCATION

Trevone is home to one of the most beautiful beaches on the entire North Cornwall coast, popular with both permanent home and holiday home residents. Trevone is within an area that is locally known as The Seven Bays, which are 7 bays running along a magnificent stretch of coastline immediately to the south of Padstow. They are known to provide a different beach for each day of the week and it has for many years been one of the most favoured and sought-after locations in Cornwall, particularly for people wanting to enjoy the best of the coastal lifestyle that Cornwall has to offer. Its fine sandy beaches and excellent surfing opportunities are amongst the best in the county. The coastal path is easily accessible via a footpath close to the property. For keen golfers, the championship golf course of Trevose is a must. The area is also a haven for foodies, with Rick Stein having the Cornish Arms pub within the nearby village of St Merryn. Located between the neighbouring villages of Harlyn Bay and Constantine Bay is the exceptional Pig Hotel, providing beautifully appointed accommodation and also some excellent fine dining. Padstow is also just minutes away, which is home to Rick Stein’s original and most famed Seafood Restaurant. The town is also host to many other well known restauranteurs including the Michelin starred chef Paul Ainsworth at his flagship restaurant ‘Number 6’.

Just outside Padstow at St Issey is the excellent Trevibban Mill Vineyard and further up the Camel Estuary there is the internationally acclaimed Camel Valley Vineyard. Wadebridge is also within easy reach and hosts a wide range of interesting boutique shops. Newquay Airport is only approximately 25 minutes drive away and provides regular flights to London and airports across the country, as well as other locations around Europe.
